The Pyestock site was developed in the years after the Second World War to accommodate a range of testing facilities, laboratories and offices. It is best known for its work in developing the engines for Concorde. In recent years, it has become run-down following the relocation of facilities to Cody Park, and only an aero-engine service, noise test facility and lubricants laboratory remain. These will be retained but the vast majority of the site is now redundant and contaminated.
It is located between Farnborough and Fleet and is surrounded on all sides by mature woodland. It is not visible from any surrounding residential area.
In February 2005, PRUPIM and Astral submitted a planning application to Hart District Council for a 1.5 million sq ft logistics and business park. The Park will provide a number of distribution centres for leading high street chains and facilities for local companies.
In March 2007, a new planning application was submitted to Hart Council reflecting a number of changes to the initial planning application. These include a reduction of 200,000 sq ft on the original scheme, and a limit on the total number of daily HGV movements to and from the site.
These amendments also include a range of initiatives which respond to specific suggestions from groups such as the Wildlife Trust, Fleet Pond Society and the Ramblers Association, such as:
- Limiting the height of the buildings to no more than 19 metres and to less than 15 metres in most parts of the site
- Extending the Bramshott Common Site of Nature Conservation (SINC) and increasing woodland to the north, northwest and southern boundaries
- Improvements to the site layout to ensure that residential amenity is safeguarded
- Updating the Management Plans required by the Council in relation to landscape, wildlife and construction
- Ensuring strict controls over lighting and drainage
